How We Work

Exterior works begin with an initial conversation and, where required, a site visit so we can assess the property properly before anything moves forward. Depending on the building and the nature of the issue, that may involve checking facade condition, render, brickwork, gutters, slab areas, decking, water ingress points, roof-level details or other external elements that cannot be judged properly from a distance alone.

Where needed, we use the right practical methods to understand the condition of the building, whether that means closer inspection at height, checking roof areas, using binoculars or reviewing the exterior in more detail before the scope is finalised.

Once the condition and likely scope of works have been assessed, we prepare the quotation, agree the route forward, set up site and carry out the work in the right order. The process is straightforward, practical and built around understanding the property properly before work begins.

Why Clients Come to Us for Exterior Works

Exterior projects often become frustrating because the issues are harder to judge from the ground, the scope changes once access is in place, and clients are left dealing with too many moving parts at once. Scaffolding, access, weather exposure, water ingress, tired render, brickwork repairs and roof-level details all need to be handled in the right order if the work is going to feel properly managed.

Many clients come to us after dealing with vague advice, unclear quotations or contractors who have treated the exterior as a quick patch-up rather than part of the building’s wider condition.

That is where we come in.

We approach exterior works with a more practical and structured mindset — understanding the condition properly first, organising access where needed, and carrying out the work in a way that feels controlled from the beginning rather than improvised halfway through.

Who we are

Led by Chartered Construction Manager Livia Kudina, OL & Edward works with experienced in-house teams and senior tradespeople with more than 25 years of building experience. Our approach combines practical oversight, site understanding and carefully managed delivery from start to finish.

Exterior Works Questions Homeowners Ask

  • We carry out selected exterior works in London, including facade repairs, render repairs, brickwork repairs, external decoration, slab work, paving, decking, gutters, external making good and practical garden improvement works.

  • Yes. Exterior issues often involve more than what is visible from the ground. Water ingress, cracked render, failed pointing, damaged gutters and roof-level defects can all affect the outside of a property and may need proper inspection before works are scoped.

  • Often, yes. Older London properties can involve aged render, weathered brickwork, movement, tired finishes and historic patch repairs that need a more careful and considered approach before exterior works begin.

  • Yes, where required we assess access properly and can work on projects involving taller facades, roof-level details and external areas that need closer inspection before the work is planned and carried out.

  • Not always, but many projects do. Exterior condition is often harder to assess accurately from photographs alone, especially where issues involve height, access, water ingress, gutters, render failure or roof-level details.

  • Yes. Exterior repairs and improvements are often carried out alongside wider residential refurbishment works, particularly where the overall condition, presentation or weather protection of the property needs attention.

Our Process and Philosophy

We do not believe successful exterior works begin with speed. We believe they begin with judgement.

Too many exterior projects move too quickly from visible defect to quotation to access set-up, without enough thought given to what the building is likely to reveal, how the condition should be assessed, or whether the proposed route truly makes sense once the work is examined properly. That is where poor repairs, shifting scope and unnecessary frustration usually begin.

Our philosophy is simple: clarity before momentum.

That means asking better questions early, understanding the exterior properly, thinking through the practical implications of the work, and making sure decisions are grounded in the condition of the building rather than surface assumptions. In older London properties especially, that level of care matters. What looks straightforward from the ground can become far more involved once access is in place and the true condition begins to show itself.

Our process is built around reducing that uncertainty. We help clients understand what is realistic, what requires more thought, what needs closer inspection and how to move forward in a way that protects both the quality of the final result and the overall experience of the project.

We are not interested in rushing clients into exterior works that have not been properly understood. We are interested in helping them make better decisions, protect the building, and arrive at a finished result that feels properly handled from the beginning.

Where We Are Based and How We Work

OL & Edward is based in London and works across selected areas on exterior repairs, facade works and wider residential improvement projects. Our work is particularly well suited to London properties where age, access, weather exposure and building condition all need to be understood properly before work begins.

Many of our clients are busy professionals, property owners and decision-makers who do not always have the time to be on site regularly or manage every moving part themselves. We are used to working with clients who need clear communication, organised decision-making and a more structured process, including where parts of the journey are handled remotely.

That does not mean distant or hands-off. It means the project is approached with better clarity, better updates and a stronger sense of control from start to finish
