Case study: "we want to rent ASAP"

Client: private residential client

The breakdown 

The flat is in a listed two story building. The client explained that the previous builders have not been up-to standard and that he needed our help. The painting has not been done well, work was going too slow for the quality so they had to leave the site. Stressed about the moved deadline and no income from tenants we understood the importance of working overtime and with heavier labour. 

Here are the before:

There we many small issues rather than big. In the end some rooms were repainted and one bedroom stripped of wallpaper and done up again to remove air bubbles. Sanding to all surfaces, new flooring, kitchen splashback and electrics.

 

After:

Electrical certificate was issued, a meter had to be changed. Shower head had to be replaced. Handles on doors cleaned/renovated. Balcony cleaned up.

Note to clients: When in need to bring tenants as soon as possible don't settle for lower quality due to cheaper price. "If you buy cheaply, you pay dearly" - the client unfortunately had to pay for some works double and hence the idea to save money had an adverse effect.
